Las Vegas Foreclosures - The wild Market of Las Vegas Real State Estate

The Real State market is not as conventional as it is today in Las Vegas. As a foreclosure home shopper, after hearing the reports that Las Vegas is the number one top foreclosure rate in the country, I would believe that prices would be super low compared to others. Yet, that is not the case. Recently, i tried to get one property from a bank's recently released list. I was about to obtain a property in cash with an asking price of 68,000 US Dollars. {After making the offer, I was But, after i was making the offer i learned there were about 8 other offers for the same property.

This type of bidding war is happening on foreclosures all over Las Vegas. It seems that the quantity of foreclosure homes being released by the banks are getting less and less. Word out on the street is, the mortgage companies are hanging on to their supply to create a premature sellers market condition to increase their selling price.

If you are lucky enough, you could obtain one of many homes available below replacement value.

Prices have gradually increased over the last two months in the lower priced segment, on luxury sector, prices are declining at a lesser rate, which would indicate that the bottom is here and the time is finally here to buy.

If you’re a shopper,

-Accept the fact that the asking prices is not going to be your get price. With so much competition, be prepared to pay a minimum 10% premium for the house you want or possibly even more.

-Be prepared to pay in cash, if at all possible. Wanted foreclosures tend to attract all the cash buyers. If you really want that property? Have your cash ready.

-If you don't have the cash for a cash acquisition. Have your documentation ready for the banks. The mortgage companies expect you to get pre qualified with them prior to giving them an offer.

-Use a seasoned Realtor that has had a lot of knowledge in this type of market and also is qualified dealing with the mortgage companies.

Getting back to my deal, I'm now in search mode again, waiting for that perfect deal that fits my budget and my taste.

Hopefully, my incident will help the next would be foreclosure buyer in Las Vegas.
